There are many things you can do to increase your home's value.  The following is a list of projects as well as the average cost recoup (based on national level numbers) provided by Realtor Magazine:

Project (recoup) 

  1. Minor Kitchen Remodel (88%)
  2. Bathroom Remodel (85%)
  3. Major Kitchen Remodel (81%) 
  4. Family Room Addition (80%) 
  5. Deck Addition (77%)
  6. Master Suite (75%)
  7. Attic Bedroom (74%)
  8. Side Replacement (73%)
  9. Window Replacement (65%)
  10. Home Office (55%)

 

Other items that may increase your home's value include Jacuzzi (4 jets or more), a hot tub, in ground pool, security system, sprinkler system, and vaulted ceilings.

Items that may not increase your home's value include an above ground pool, ceiling fans, garden pools, and light fixtures

There are three things to keep in mind when remodeling your home

  • Remodel with mass appeal in mind
  • Use durable, quality materials
  • Keep the value of the property within 15-20 percent of your neighbors'.

Welcome to ActiveRain, Michael! Good tips and guidelines for the increasing numbers of do-it-yourself homeowners or those trying to decide on larger projects. Nice point about staying within 15-20% of the neighborhood; an over-improved home can be difficult to find comps for when it comes time to sell.
