This past Labor Day weekend we went up to Breckenridge Colorado in Summit County to go for a day hike with our two dogs.  At about 2pm I received a phone call from the buyer agent who was attempting to show one of my listings in Highlands Ranch CO. 
Lock Box
The call went like this:

Buyer Agent: Hi I'm afraid I have some bad news......long pause..............I think I broke the key off in your sellers front door......

Me:  Are you still at the home?


Buyer Agent: Yes, but the key snapped off in the lock.....I never had this happen before. 

Me:  Do you still want to show the home?


Buyer Agent: Well yes, but there isn't another key in the lock box.  Do you have another key or could you come let us in?  My buyers really like the home from the outside......

Me:  Great, just go around the back and under the back deck stairs there is another lock box with a key to the back door.  Just let yourself in that way.

Buyer Agent:  Wow, thank you so much.....

Me:  Let me know if your buyers would like to make an offer today....

Buyer Agent:  I will, thank you again!

It's a simple thing to do and only costs $10.00-$20.00 dollars depending on the type of lock box you use. 

Think of the alternatives:

  • Drop what your doing and drive out to let the buyers in
  • Have a co-worker let them in
  • Call the seller and have them come back and let them in
  • reschedule the showing

All of the above don't sound very good to me.  What do you think?  Is having a back up lock box a good idea?

In my market, our crappy real estate board has a rule which forces us to use the GE electronic boxes.  They are a crappy system but we are forced to use them.  I would have to buy more boxes at $140 bucks each just so i could double up.

Never hurts to have two lock-boxes. Sometimes we have a Sentri box, and a combo lock for contractors authorized to come in (vacant houses).

It is definitely a pain to have to run out and take a key to them.

I hadn't thought of this before, but it definitely saved the day. Did the buyers like the home enough from the inside that they wrote an offer?
