THE ART OF TALKING

By
Real Estate Broker/Owner with Cathy Ashley McAlister, GRI CDPE - Broker / Sacramento

The Art of Talking, we all do it.  Some of us better or worse than others.    For buyer's and seller's; the selection of their agent should be more than just someone with a great gift for gab or an eye for the lastest in design.    Many buyer's and seller's key in on their agent's ability to speak.  The Art of Talking, in many ways, is the main component to acquiring exactly what they want.  It is a commitment to having a partner on their side who understands when and how much to convey during home selection, negotiation, and navigating those pesky last minute issues. For some buyers & sellers, employing the right agent for them is more than finding the house.

Of course, the trusty companion to the "Art of Talking" would be the Art of Listening.... but that is another blog.

It is the art of listening that will help us sell.  The art of talking may lose deals.

Cathy - Great blog. What do you think is more important in our business? The art of talking or listening?

Tim,

Good Point.  I think it is ultimately the balance between speaking as their advocate and knowing when to stop and listen.

Todd & Devona,

I believe it is the balance and developing your instincts to know when to turn each skill up or down.

Cathy, great post! I understand the importance of listening, but I think you're right, when there is also an art to talking. Tom Hopkins taught me years ago, to lead warmly with questions. Most of our talking should be leading with questions.

Cathy, I am a big believer that often times we are hired to do what our clients can't do - communicate.  I also believe God gave us 2 ears and 1 mouth so we listen twice as much as we speak.......

Lots of questions and then be prepared to really listen to what your clients have to say!

Don:  You hit on a key word "Warmth" (alone with a good dose of huts pah).  I believe that is very important and those who can convey warmth and genuine care in their conversations with clients and other parties, helps smooth out many a transaction.

Paul:  I find two ears is very helpful in listening to a husband and a wife.  :-)

But of course there is no "one size script fits all"  - we write a new one with every listing, every client, every buyer, every time.
