This is all about how prepared you are to do what it takes to successfully sell your home.

I was at an open house today and the agent told us that the owner was an artist so the house had been personalized with lots of his painting. I mentally steeled myself for the worst and was not disappointed. Bathrooms and the kitchen had exotic painting murals and there were a lot of things around the home which had not been fixed or updated. The price for the area was very high. When asked, the realtor said that these things were just cosmetic fixes but for me, as the buyer, they were deductions I was making off the list price of the home. When I asked why the seller hadn't made any upgrades in the kitchen, hadn't bothered to fix baseboards or door casings, fix a broken window or take off the customized plaster wall mural I was told 'there was no need for it.' Huh. Interesting. Well then there is no need for me to offer the seller full list price.

In this case, the seller was not prepared to do what it took to sell their home.

How serious are you about putting your home on the market?

What are you prepared to do to get it sold?

Are you just trying it out by listing it high just in case it works?

Do you feel there is no reason to update because the new owner will only make changes anyway?

You can certainly put your home on the market for a month and see how things go.

BUT

Selling your home means your daily routines will be disturbed. There's no doubt about it, selling = upheaval.

So why would you put yourself through it without doing all you can towards a positive outcome?

Prepare your home for sale by:

  • dealing with any deferred maintenance
  • updating the decor
  • cleaning everywhere
  • de-cluttering
  • freshen the paint with neutral colours
  • updating bathrooms and kitchens
  • re-arrange furniture to create better traffic flow

Make sure your pets will not sink your sale by making sure they are not there for viewings. Make sure they are not the first 'scent' the buyer gets on arrival.

Be flexible about viewing times.

Be realistic about your list price. Look at the comparables you will be competing against. In fact go out with your Realtor and actually walk through them.

Be pro-active and get your home ready to compete on today's market.

Make it all worth while. Get it SOLD.
