We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market in Atkinson, NH. There were 84 homes sold in 2006 with an average market time of 102 days. 2007 saw 79 homes sold and days on market up to 111. While the recession was fully entrenched in 2008, 68 homes sold and days on market went way up to 144 days. While the Federal Home Buyer Tax Credit was established to prop up a sagging national market in 2009 we saw 69 homes sold with a tolerable 99 days on market. In the last twelve months we see 69 homes sold and days only up a few at 103.
Atkinson NH Real Estate Average Sales Price
The average sales price in 2006 was $375,908 and fell 8.7% to $343,101. 2008's average price steadied at $343,319 but 2009's toppled 11% to $306,295. In the last twelve months, average price has dipped again 3.4% to $295,869. Comparing Atkinson's ASP chart on the left to the State's ASP chart on the right, we see Atkinson is lagging behind the State's average.
Atkinson NH Real Estate Market Trend
There is no doubt the now expired Federal Home Buyer Tax Credit had an effect on our market. Unfortunately, the Tax Credit was an artificial component of the market and had it's un-natural results.
Comparing average sales price of today with that of only four years ago, one would say Atkinson presents a great value to today's buyers. With the State's average price edging upward as with most other towns around the state, Atkinson is poised for growth and gives todays buyers an opportunity to gain real equity over the near future.
Buyers understand the lowest interest rates in decades, reasonable home prices, and lots of inventory is pushing their purchase power to it's peak. Expect activity to continue and prices will go along for the ride.
