Sometimes it's about what you brokerage will allow. Our requires the brokerage number, but I always have a sign rider with my direct line. And, that same direct line is in the MLS, on my website and everywhere else. If I'm going to get a house sold, people need to reach me!
Yeah, Bill ~ in Michigan you're number would have to be a sign rider with Liz's direct number. But have you ever tried anything like the "Buyer Acquire" system or and buyer hotline information stuff? Pretty soon I'll have a tidal wave of buyer activity, and I need a good online and phone system in place to handle this. I'll probably actually write a post about it to inquire.

That brokerage rule is part of the reason we changed years ago. It's one of the "independent contractor" items that chafes us! Our marketing dollars, our work, but the calls have to go to the duty agent... who did absolutely NOTHING but sit in a chair to get the call? No sense in that! Our cell phone is everywhere we can put it!
Keith, We used some call riders for a bit that were via one of the local mortgage people. We stopped using it a few years ago. With RESPA the way it is now, we probably would have to acquire a pay system at this point.
Shameless self-promotion if you ask me; simply shameless!!!! LOL Aren't those signs for the benefit of the Brokerage and Duty-Agent? What am I missing here? Oh, yeah -- your goal is to actually make the phone ring and get that house under contract along with others of similar stature. What was I thinking!?!

I know I'd want to talk to the person who listed the house and has the most knowledge of the property, not some random person who happens to pick up the phone.

Roger, In our old office, we declined phone duty. There are more proactive ways to spend your time. So not trying to bad mouth other agents, but the phone duty mainly fell into two categories: agents too new to know who to generate their own business, or agents waiting for it to fall into their laps. And we acknowledge, you may get the person who walks in off the street, or get that call that brings you a client, but that 3 or 4 hour block of answering the phone and mostly acting as a switchboard operator?? Just overall not a productive use of our time.
When you're a one (wo)man show like me, the office and the direct number is one and the same (always tied to my cell). Who ya' gonna call?
There are way to many agents that want to be order takers. Those of us that are out there pounding the pavement and generating listings are entitled to these calls, not a part time agent that loves phone duty and reaps the benefits from us. I started out part time in Real Estate for one year, and all the phone leads went to the listing agents on the company I was with. I think there should be a probation period for new agents before they are cut loose and should have mandatory direct supervision. Great post as always.
Totally understood................it was the same for me when I worked in the real estate office in Manhattan.........phone duty was so non-productive.............once in a while you'd get lucky, but not often.

Don, We're here to work, and generate the rewards for our hard work! Our old broker tried to tell us the number on the sign didn't matter....we knew better. It HAS made a difference, we get more direct calls, and show our own listings more often that we ever did before.
Roger, Those duty sessions can be some of the longest stretches of your life if nothing is happening that day!
The BEST calls are those calling on YOUR own listing! Last year I double ended three of my own listings --- it is just sweet! Why would we want to be secret?
Joan, If the buyer is unrepresented and wants information, who better than us as the listing agent? A secret agent is NOT what the seller needs!
Our RE/MAX regulations stipulate that the brokerage's phone number appear on the sign in larger type than the agent's number, but at least we get to put our direct number on there!

This is the age of instant gratification and we need to be available or someone else will be. I never understand listing agents who take a day to get back to you when you are trying to make an appointment. That is the absolute worst.

Fortunately almost every office here uses centralized appointment centers of some type, and listing agents are rarely required. Of course, most of our stuff doesn't cost millions either :)
L & B ~ our company does not have a policy abot our numbers Not being on the sign, so....My direct number is huge and the office number is just there!
Dawn, Take advantage within the rules they give you! If they don't say, then go HUGE! Your work to get the listing, why let the duty agent reap the reward?
