Andrea I totally agree with you. I do a lot of shopping on the internet before I approach the seller of whatever it is I'm buying and the guy with the best marketing always gets my business. There's no such thing as just throwing it up there and expecting a sale.
Andrea, like you said, it takes times to make sure the job is done right before putting it on the system. It is the well planned marketing package that helps to present the listing at its best. Good job Andrea. By the way, that is a beautiful listing you have.
Andrea....You're right, it takes alot of time to get the initial marketing package put together so it makes the best impression, but I believe the results are worth the effort.
Andrea, it's amazing how few agents will take multiple photos or even multiple good photos, and then keep telling the sellers that it's their house that's too expensive, that's why no showings. If we do our job right, and if necessary keep changing the photos, especially of the outside, we give our listing a chance to at least get viewed, which is the only way it can be sold.
Andrea..It is amazing how many agents do not even own a digital camera or know how to use one ... Some agents do not even put the allowable numbers of photo's in the MLS . You take the extra steps to get the best possible exposure for your seller's in order for them to get the best possible price for their property !!!!

Andrea, I don't think that most people have any idea of the amount of work that goes into even putting a house on the MLS and advertising it, especially FSBO's
Andrea, keep that information down there in New Milford. Us smart Agents know that people want to see pictures, lots of pictures. Our MLS board only allow us to post 9 pictures, but we make our virtual tour through Point 2 that allows us to use 36 pictures. The average listing we do has 25-30 pictures.
Now shhhh, don't want all the Agents around here figuring this out!!!
Sue, there really isn't such a thing anymore. I am always surprised when I see lousy photos or a lack of any marketing.

Ed, it drives me nutz! Although its not a far trip. I can't believe some of the photos I see on the MLS, amazing.
Hannah, isn't that surprising? Or use some ancient point and shoot without a wide angle lens. It is a crime.
Anna Banana, thank you. I do love the photo sessions, LOL. The last 2 homes I have listed have been owned by people in the marketing field. I was happy to get the listings, marketing is key!
George, I know FSBO's have no clue, it is a lot of work!
Al & Peggy, we are allowed 16 I think. But I won't say a word, if you won't! :D Then along comes Realbird... LOL.
Andrea, a picture is worth a thousand words. If you just showed them your before and after photos, they'd get it.
Leah, I have been very sucessful when presenting my marketing, but that is a great idea. I think I will integrate this in my marketing "stuff". Thanks!
