In my Probate Real Estate business (23 yrs) I have been flipping probates for 23 years and earning great profits. I also have been helping estates obtain high retail when they sell the estate property by avoiding the wholesale buyers (like me) with a specific approach.  This has proved a very lucrative niche as well and I want to make sure you all understand that being a Probate Agent is not about ONLY wholesaling. Probates are Great!

Another approach I do is to help buyers (FHA and VA buyers) who are having a terrible time trying to purchase a home because they are being outbid by Cash Investors or conventional buyers. Many are giving up their home search out of frustration and I just want to point out there is a better way.

For you low down buyers and also those needING closing costs, align yourself with a Probate Agent (like me) who monitors all the probate homes in process; County wide.    They can pin point an area you are looking for an most likely can place you into a home without all the competition the MLS brings   I double end (place buyer and seller together) and create Win/Win situations for both buyer and seller.   The estate sells the home, usually vacant without going through all the MLS red tape plus a buyer (FHA or VA usually) is able to actually purchase in this current crazy market.
