The following report is for single family site built homes in Northwest Allen County, Indiana. Data is provided from the FWAMLS for mls area AL01 or Perry, Lake and Eel River townships for the months of August 2009 and August 2010 for comparative purposes. This information is provided solely to provide an overview of the market in this area and is not meant to be used for evaluating a particular homes value. August of 2010 looks to be an anomoly of a month for Northwest Allen county given that price per square foot (PPS) jumped 22% year over year to $88.98 and over 8% since just last month. The number of homes sold isn't shocking given that this August didn't have a tax credit in place and that the homes that are selling are in the higher range as we'll see later. The median cumulative days on market was up 32% year over year but down 22% from last month. It still is a good number at 65, as Northwest Allen county tends to have shorter market times than average.
The Median Sales price for Northwest Allen county was also up drastically year over year as homes that sold in August were up almost 33% to $189,250 and up over 20% from just one month ago. This may an indication that those able to afford more house that have been thinking about upgrading have taken advantage of the historically low interest rates
If interest rates stay at these historically low levels, it will be interesting to see what the market continues to do going forward in Northwest Allen County.

Northwest Allen County is served by the Northwest Allen County school system which is made up of Carroll High School, the Freshman Campus, Carroll Middle school and Maple Creek Middle school, 7 elementary schools (Arcola, Cedar Canyon, Eel River, Hickory Center, Huntertown, Oak View and Perry Hill) and a Youth Services Center.
