This letter is to future buyers. O.K. you want to own a home and you want to make the right choice. Have you done your home work?
Location and Price are your first concerns. Close to work should be a consideration for the fact that it gives you more time with your family. Having to drive for hours each week takes its toll on you and your home life. Research the area for good neighborhoods, good schools and shopping close by. Don't rule out an area because you think it has negative demographics. Check out, if it is in the process of reestablishing itself. I feel that there will be more movement towards older neighborhoods, closer to work and that they will become safer and cleaner in the future. Some areas have had many foreclosures and now are coming back as new owners fix them up.
Now for the price issue, are you sitting on the fence right now? Everyone wants to know, when do I buy? My answer is when it feels right for you. Prices have gone up in Orange County but are holding still right now. The best deals are short sales right now. Southern Orange County doesn't have many bank owned (REOs). Short sales are in better condition than REOs because the owner is for the most part still living in the house. We have all complained about the hassles of short sales but they are getting BETTER! Every bank is doing everything they can to improve the process.
What we need to do is have an area you would like to live in, a prequalified loan amount and a time frame, so we are READY. This may take us time to get it right but we have the time to be prepared. Do not wait till the market is going up again to decide what and where you want to live. No one can hit the very bottom of the market with anything but luck. The best we can do is to educate ourselves and be prepared to make that decision.
