Has Pricing a Listing Become "The Elephant in the Room" ?

 home We love listing properties...touring homes...making suggestions.  I always say that David helps with the little things....like plumbing, foundation, electrical fixes, update and repair suggestions.  My job is of course much bigger....what color to paint the bedroom....the centerpiece on the dining room table...the welcome mat at the front door.   It has to  be a whole big package...structural integrity, well maintained inside and out....and the eye candy to attract the right buyer.

   In today's market all these things have to be in place...not necessarily to get a greater return dollar for dollar but to put a buyer even with the market..to make that house the shiniest penny at the best price. To scream BUY ME before someone else does...all dressed up and ready to sell.

      After you have offered the counseling about repairs, decluttering, staging....hopeful sellers will sometimes add their hours of labor....the cost of the______paint, new shrubs, updated plumbing etc. and decide that the price should reflect their valued input to making the house the best in the neighborhood.

   And that is when....as realtors who use actual SOLD not LISTED comps ....you have to introduce the elephant in the room.elephant Elephant...thy name is List Price.

No broker, agent should kinda, sorta list. The whole operation, dog and pony real estate hokey pokey is to ultimately screw SOLD panels on your sign brand out front right? We are not "practicing real estate."

Yup, in todays market it really doesnt matter what the home is priced at next store...I look at SOLD comps only from the last 3 months...tough, but true!
