Some interesting stats for Vacant Land Sales :

The total number of 2010  vacant land sales have been lagging well below the number of sales in previous years.

In comparison, the lots least affected are the lots price between $25K- $50K as well as those over $100K.

 

It's interesting to note the Average Days on the Market (ADOM) in each cateory.

Overall, 2010 shows less ADOM than previous years.

So eventhough we have seen a marked decrease in the number of vacant parcels sold-

it appears that those vacant land properties that have sold are going under contract a little more quickly in 2010.

Reminder:  (These numbers represent an average - some properties sold in less time and some took longer.)

Some interesting facts about Residential Home Sales

Residential Sales are slightly off so far in 2010.

Home sales between $300K- $500K jumped higher in 2010 showing an increase over the past 2 years.  It's good to see improvement in this price range, even though it is taking longer to get them sold

Not surprising to see the average days on the market (ADOM) drop for homes under $150K, there are some great deals out there!

Overall, the average days on the market for all residential sales has not fluctuated very much, but you can see the difference in the  individual price ranges.

January 1 to September 15

It will be interesting to see what the rest of the year brings!

Hi Mary, I surely like those graphs that you did. What program did you use? I have a Mac so I am keeping my fingers crossed. 

The residential sales reports don't look so bad. Things are looking up in the better price ranges except for the most expensive bracket. I like the way you differentiated these.

I agree with Lee and Carol, I am also impressed with that phrase, and it still bugs me that those people didn't ASK for YOU.  But, anyway, I digress.  

Great post.  It has been my experience here that vacant land isn't selling here very well either.  I have over five lots for sale.  Bummer for my sellers.  But, in your area is should be much more brisk, I agree.

Nice stats, I just did a couple market analysis reports for vacant land owners...tough for sales in the canyon and outlying areas for sure!

Thanks Mary!  Great graphical analysis for the area.

I've shot several homes in this are3a and marketed them as well.  We've found that it can be a tough market, but due to the area being somewhat less known than other beautiful areas of Colorado, we've had allot of success with Social Media Marketing to buyers out of state.

Hi Lisa, It's been a spectacular weekend here - hope your's has been too and you're right, land sales are a bit of a tough go right now! I was happy to sell 2 of my Glacier View Meadows listings (both sides) and so far that's 50% of the sales :-( Thanks Lisa, I'm glad you stopped by!
