Real Estate Market Conditions:  San Diego County At-A-Glance!

When gaging San Diego Market Conditions, I think it is important for many of us to visualize the market conditions in addition to looking at raw data.  Arrange them in tables are good but sometimes, I think, visuals can summarize.

Next is to consider short sales and how has that trend been last year and this year.  The purpose here is that if you are a buyer, seller, or a current homeowner, we all need to keep these San Diego Market Conditions in mind.

The purpose of this blog is to provide to the reader a visual of our San Diego market conditions of past year and this year so that you as a potential buyer or seller in our San Diego Market can make an educated "risk."

Draw your own conclusions and if you would like more specific information, please Contact Sam.

The source of this data comes from Sandicor, our San Diego County Multiple Listing Service.

There are important parameters you as a reader need to keep in mind to put the following graphs into perspective.

Please take into consideration when reviewing these charts the following:

•                I’ve added in the pool factor.  The pool factor is private not community.

◦                I think this is an interesting factor in residential properties.

•                For third quarter of this year, it ends in September so the data extends only                   to September 15, 2010

•                Lender approval implies it was either a short sale or REO (Real Estate         Owned by banks)

If you would like to see more results from last year to compare and conduct analysis, please visit our San Diego Market Conditions At-A-Glance.

If you have any suggestions as to which criteria I should incorporate for next sets of graphs coming next month, please let me know.
