Here is one story that should be told over and over again in the Real Estate bars, saloons, gatherings, parties, chat rooms, ONLINE, and lunch rooms across the the nation. It has a dollars and "sense" ending. That's common "cents" and $3000.00 dollars. ......Well here it is...plain and simple....
My client called me and let me know that they wanted to purchase some HUD properties. I immediately researched the subject matter and found out you had to be registered with HUD to participate. I applied and I am currently in the process of getting approved......but that is not the story and most likely a separate post topic.....
Meanwhile, my all cash client finds and wants a HUD property and instructs me to get it. I in turn have to locate a HUD agent to put in a bid on the property. NOW HERE IS THE POINT OF THE POST.........
THE FIRST PERSON WHO ANSWERED THE PHONE.......GETS THE COMMISSION $$$
That's right....there is a 5% commission due and I was willing to split with the first agent I got a hold of. His share would come to about $3000.00 for just answering the phone..ANSWERING THE PHONE
FIRST PHONE CALL: Got a hold of a young lady who said, no such person here. I cross-examined her, double checked it and even told her that this number is listed for a HUD certified agent. She thanked me and hung up.
SECOND PHONE CALL: I get a recording stating clearly that they are on another phone or they would have picked up. They will call me right back if I leave a number. Okay, I will play...I left a number.
THIRD PHONE CALL: Sorry they couldn't take my phone call and that they even missed me...RECORDING. Leave a message and they will call me right back. Okay, I will play and I left a message
FOURTH PHONE CALL: Second ring...this is Don, how can I help you? Don, are you a certified HUD agent. YES, I AM. Well this is your lucky day. I need to submit an offer immediately for all cash. I am willing to split commissions. Are you available? YES....says Don. We do the deal.....Don is richer for it, my clients are happy and I am writing this post.
OTHER CALLS AFTERMATH: 2-3 hours later, the second phone caller calls me. Sounds tired and in a hurry. Did you call? Yes, but I handled my issue. He said bye and hung up. The third caller calls me back. I told him I took care of my issue. He says, just for the heck of it, why did you call me? I told him the story and he apologized twice......he said that he normally answers the phone, but had issues that distracted him.
Professionals.....if we are learning anything in this day and age...let it be to....... BE available.
