Here is one story that should be told over and over again in the Real Estate bars, saloons, gatherings, parties, chat rooms, ONLINE, and lunch rooms across the the nation. It has a dollars and "sense" ending. That's common "cents" and $3000.00 dollars. ......Well here it is...plain and simple....

My client called me and let me know that they wanted to purchase some HUD properties. I immediately researched the subject matter and found out you had to be registered with HUD to participate. I applied and I am currently in the process of getting approved......but that is not the story and most likely a separate post topic.....

Meanwhile, my all cash client finds and wants a HUD property and instructs me to get it. I in turn have to locate a HUD agent to put in a bid on the property. NOW HERE IS THE POINT OF THE POST.........

THE FIRST PERSON WHO ANSWERED THE PHONE.......GETS THE COMMISSION $$$

That's right....there is a 5% commission due and I was willing to split with the first agent I got a hold of. His share would come to about $3000.00 for just answering the phone..ANSWERING THE PHONE

FIRST PHONE CALL: Got a hold of a young lady who said, no such person here. I cross-examined her, double checked it and even told her that this number is listed for a HUD certified agent. She thanked me and hung up.

SECOND PHONE CALL: I get a recording stating clearly that they are on another phone or they would have picked up. They will call me right back if I leave a number. Okay, I will play...I left a number.

THIRD PHONE CALL: Sorry they couldn't take my phone call and that they even missed me...RECORDING. Leave a message and they will call me right back. Okay, I will play and I left a message

FOURTH PHONE CALL: Second ring...this is Don, how can I help you? Don, are you a certified HUD agent. YES, I AM. Well this is your lucky day. I need to submit an offer immediately for all cash. I am willing to split commissions. Are you available? YES....says Don. We do the deal.....Don is richer for it, my clients are happy and I am writing this post.

OTHER CALLS AFTERMATH: 2-3 hours later, the second phone caller calls me. Sounds tired and in a hurry. Did you call? Yes, but I handled my issue. He said bye and hung up. The third caller calls me back. I told him I took care of my issue. He says, just for the heck of it, why did you call me? I told him the story and he apologized twice......he said that he normally answers the phone, but had issues that distracted him.

Professionals.....if we are learning anything in this day and age...let it be to....... BE available.

Dennis....It is an epidemic and..... one of the symptoms is you don't think you have a symptom or problem. This is one tricky bug and it is nationwide. The NAR should be working on a ANTI-PHONE VENOM to counter this. Then, it should be dispensed to every major Real Estate company, escrow and title company for dispersal to the Real Estate public. Because the majority of agents who are infected cant see it,......A liquid version is available from the title company that is put inside bottled free water, Escrow has their dose hidden in pens that they give you to sign paperwork  with when you go to get your check..... In rural areas, they are flying the stuff in and spraying from 500 feet in the air....In convention centers and meeting halls, it is being piped in via the Air conditioning units. With any luck...within 60-90 days of inhaling this ANTI-PHONE VENOM, everyone is expected to answer their phone within 1-3 rings and within 15 minutes of leaving a message.....

Liking it is another problem.....

Empire Home Mortgage Inc reports....that they take it personal...literally and handle all calls coming in to them. If they keep this up, their bills will be paid, their Karma bank will be loaded, people will good mouth them, and they will be sipping Mai Tais in Hawaii very very soon.......When asked for the secret to their success....they humbly state, we just answer our phones and are grateful for every call.....bravo to them...!

PS--Had to come back and tell you I answered my phone 8 pm last Friday night. I didn't recognize the cell number and hesitated, but I did it anyway. It was a lender I know using someone else's cell phone to call me. Out at dinner, he ran into a client who wanted to list a house. The guy handed the lender his cell and the lender called me.

I listed a $400,000 house thanks to that call. Woo hoo! Clink those champagne glasses.

(yes, now I have to sell it and celebration comes after that).

Ty.....they have been saying that since Romans wore sandals.....it must stand the test of time for a reason.....If we choose not to answer our phones...as long as we are conscious of it and are okay with that...so be it. Now consider the following: How can you effectively argue that business could be better, or it is too slow or my earnings are down when you may be the cause of that..? To each his own....Ty, to the one who doesn't snooze....he doesn't lose...does he?

Lesley...$3k can buy a lot of memory now a days........Also, I did the call forwarding thing too. I wondered why my phone just stopped ringing for hours. I even checked the phone too. late in the evening it hit me.....no losses, lots of laughs and I never did it again.....Good stuff Thank you Lesley..

It's all about balance. There are times I always answer the phone, other times I have to prioritize my existing business over potential future business...or telemarketers. An unfamiliar number will not lead me to interrupt my day-for every 1 call like yours there are about 99 wanting me to give them money for whatever they are selling.

It never seems to amaze me why agents do not answer the phone, and sometimes I get it, however, call back in 5 minutes or so when your other call is done!!

Cece......then we have a working match because I enjoy what I do and I thank you for supporting it...just for commenting, here is one just for you....

Helen Keller did her best to up her circumstances to the ways we communicate and....that a lot of us take for granted. She considered it a joy, a life changing experience to communicate like regular folk. I wonder what she would have to say about answering the phone.....? (if she could)

Deborah.....You should be called and often.....You want to boost business...?  Communications run the world, personal relationships, business, and education. Turn it up and see what happens. Or, if you are content, leave things the way they are. That's the scooperoo too
