curb appeal, modest staging, 5% under the other active listings - back to basics - remove clutter, remove personal stuff, fresh paint - get rid of distractions

Well... I'll be honest, the quick and easy sales are coming when the properties are truly priced right - and right in our market means about 1/2-1% below the lowest comparable.  We are simply being pretty stringent about the properties we list.  They must be in turn-key condition and priced very well.

Most of our time is spent working with sellers to establish a sense of reality, whether it comes to pricing, condition or willingness to negotiate.  We're also ramping up our marketing, so more potential buyers actually see our listings.

Staging, dynamic virtual tours, aggressive pricing, and a new one...using html in my MLS remarks (which is allowed, much to my surprise!) to add bold and colored font.  I don't know if this works or not but it caught my attention!

To be honest, John, I agree with Christina Etheridge. The price of the home is the most important factor for buyers when making their selection. Priced correctly it attracts more buyers. Priced incorrectly, it sits and becomes stigmatized. Very simple. Although all homes should be clean and/or staged properly, and offering a Home Warranty may help, it's still boils down to price.  When buyers start looking for homes, they always have a maximum price in mind and they also know what they want for that price. If your "for sale" home does not fall into these guidelines, they will not even see it when searching online and neither will the Realtors who are also searching "within" guidelines for their Buyers. And most certainly, all buyers are hesitant to "overpay" after this past two years! As well they should be.
