Fall Focus on Real Estate

As I start this new blog, its fitting that this week marks the beginning of Fall - my favorite time of year.  Of course, gone are the days when I could enjoy the crunchy sound of dried leaves and the tapestry of fall colors that resembled an old shag rug from the 70's.  The colors are a bit muted in Texas - but the weather and the climate (both in Fahrenheit degrees and the Real Estate climate) is great. Whether your fall excitement comes with the promise of exciting football games, tailgates, gatherings with family and friends, we share your enthusiasm for cooler days and evenings and a robust real estate market.

Fall is also my favorite time of year as it marks many beginnings.  School starts, travelers who escaped hot summers have returned to town.  Even golf season and the start of regular monthly meetings and events are back in full swing.  The calendar is packed with fundraising and social and networking events and educational classes are packed as we all jump back in to learn the latest in technology and marketing tips and tools.

Other new beginnings are that while we have focused heavily on Real Estate Auctions, we want our clients, prospective clients and affiliates and fellow Realtors/Brokers to know that Real Estate Auctions are only a part of what we do.

Unlike some Auction companies that provide only Auction services and perhaps got their roots in Auctions, we come from a Real Estate background and view Auctions as one of many tools in our "toolbox".   Albeit, under the right circumstances, this can be a very big tool....but its not for everyone, every situation or even every property. 

In fact, we turn down more properties for Auctions than we take.  When we are called in (either by a seller, or through a Realtor referral), we typically talk in great depth about the property, situation, and view the property and prepare a very detailed proposal if an auction is appropriate. 

Marketing plans are aggressive and tailored to each property.  A great deal of our real estate auctions are actually Realtor referrals - in fact, quite a few are actually personally owned by Brokers and Realtors. 

Very few of our auction properties are foreclosures or distressed properties; however they all have a sense of urgency on the part of the seller.  Serious sellers are our best clients.   Time is an important component of any marketing campaign.  

In a traditional sale, Open Houses can be somewhat well attended but in most cases, Auction previews/Open Houses produce much higher attendance and buyers are typically identified during this short and intense marketing period.

In any event, our clients tell us that many of them are not interested in Auction marketing for one reason or another but they are interested in very focused and tailored marketing.  Because of this, we are working on new strategies to let our clients and others know that we can provide similar tailored marketing programs for them for traditional listings as well.

So you ask - what's different about us - Well

#1 We belong to several Boards of Realtors across the state.  This gives us a broader range of experience and networking with other real estate professionals

#2 We provide both traditional and auction marketing services

#3 We have unique and first hand relocation experiences - We've lived in the North, the MidWest and the South (calling Texas home for the past 15 years)

#4 We specialize in luxury properties.  Some of our specialties are lake living, country clubs and golf course communities, condos and downtown living. (Our office offers services for many price ranges and types of properties)

#5 We market through direct mail, glossy publications, internet advertising, the purchase of specific mail and email lists but also have our own marketing staff that compile current lists for specific targeted audiences. 

#6 Because of our Auction and Estate specific services, we are frequently called upon by both Attorneys, Bankers, and Asset Managers to provide services for their clients. 

#7 Linda and Leo are active members of the community - and play important leadership roles in several areas and specialties.  Linda is also a member of the Symphony League, the Austin Community Foundation and the "Power of the Purse" to name a few.

#8 We list and market residential AND commercial properties throughout Texas

#9 We utilize the services of national marketing firms and frequently appear on radio shows, occasionally on local evening news for notable auction properties, and through media and public relations (pr) have appeared in several front page newspaper articles - usually for our work with historical, commercial and luxury properties being offered at auction.

#10 We are providers of and instructors for MCE (mandatory continuing education) for Real Estate Professionals.  We educate other Real Estate Professionals, Attorneys, sellers, estate administrators and financial professionals including lenders on Real Estate Auctions - how, why and when they may be an ideal solution - and when they are not.

Since we are renewing our efforts to provide broad based services to our clients, we are focusing our branding now on Real Estate services across the spectrum and will be rolling out our new website for Real Estate shortly.  If you have us in your database you can now reach me at Linda@LindaWelshRealty.com
