sounds like a great property...if you have a personal web site you should join the Castles(R) Broker Network...$1 Million+ referrals...no charge to get started...and you can list all of your $1 Million+ listimngs for free as well.
I frequently have rental prospects who can't afford the rent for a property I manage and offer lower rent prior to submitting an application . When I don't accept their lower rent offer, they threaten to contact my client/property owner (how they would do that this in a timely manner that would be of help to them is unclear) .
This idea of "all offers must be submitted to the property owners" does not work in property management!!!

I had one of those last year. This house was pristine, completely move in ready, two master bedrooms, and an all around nice home. We had it listed for $299,000 and the agent kept bickering with me and telling me how his offer of 275K was good and way more than the comps would ever support. I knew that wasn't the case and when we closed on the house at 292 and it appraised for 294, I sure did send him a text (his preferred mode of communication) telling him.
I remained professional but still allowed myself the satisfaction of not being bullied. I never heard back!

Here's how it happens to contractors,
I give a bid of $35,000 for a remodel and the client counters with I got bids for $20,000, 2 of them.
So I get the materials list from my vendors and show them to the client, they total $18, 562. I then say you are getting all this work done for $1500 and that's an incredible deal, you found a group of professionals to work for $6.00 an hour, I think you should hire them.
That was 6 months ago, I drove by last month and they are still working on this bathroom I guess, because there are piles of junk in the front yard.
It's hard not to call and ask how it's going.
