The general consensus, out there in the dark scary world of real estate, is that nothing is selling.  Or at least, very little, is selling.

Nothing could be further from the truth.  Yesterday, I once again, found myself in a multiple offer situation.  This would be approximately the sixth multiple offer situation I've been in this year.  Sometimes I'm on the buying side, sometimes on the listing side.  But either way, more than one buyer vying for the same property.  In a couple of those cases, pushing the purchase price up and over the listing price.

What does it take to find yourself in a multiple offer situation?  It's simple.  The property has to be priced on the low end of reasonable.  That's right... on the LOW end of reasonable.  There are still buyers out there, and they're looking for good values.  And they've seen enough properties to recognize a good value when it hits the market.  They're not afraid of the market, they recognize that prices have fallen dramatically over the last few years, and they feel that this is a good time to purchase a home, for them.

So, when a well-priced property shows up on the market, they pounce on it.  And sometimes there's more than one buyer waiting in the shrubbery.

Don't let the pundits convince you that there are no buyers out there.  They're out there, they're just far more educated, and far more discriminating these days.

Many complain about the buyers being on the fence, but the educated and accommodating seller is the one who is able to draw the buyers off the fence. All of the buyers recognize a good thing when they see it.

I talked with a local broker several days ago and she reaffirmed what agents had been telling me... hardly anything is selling here.

When I asked why, she said it was the combination of no jobs and unrealistic sellers who can't seem to forget the prices they saw before the bubble burst.

Our area used to depend upon people coming here from California and the Washington coast. Now that they aren't getting the big dollars, they aren't coming to spend them here. Home sellers are left with people who live here already... and too many of them are either out of work or earn too little to afford the still inflated prices.

We're always a few years behind the rest of the country.

Alan - Ok, seriously now.  Almost all of my clients find themselves in multiple offer situations these days.  I could literally count the ones who haven't on one hand with room to spare.  The scam game practice around here is to intentionally list properties below market value for the sole purpose of inciting vicious bidding wars that always drive sales prices way over list.

So many desperate anxious motivated buyers, especially first timers, will often get so caught up in the frenzy competition and the need to finally win something, anything, that they will often make offers that don't have a chance in the world of ever appraising for because there are absolutely no comps to support it.

Its a mad, mad, mad world out here on the left coast my friend and there is no end in sight to the insanity.
