Advise to Sellers in Current Market Conditions

These times are trying for those properties still sitting out there on the market. Despite agressive marketing efforts, properties could still sit, motionless in the market. Maybe its time to reconsider the price, or maybe try to listen to the agents advise more before you spend another month dealing with stress trying to show your home that is not catching the discriminating buyers eyes.

 Try to sit down and re-evaluate yourself as a seller, are you holding on to the price that you think you should get and not the market is willing to pay? Are you making it easy for agents to show your listing or are you holding on to your strict schedule, ie, 24 hour notice, 12 hour notice, 1 hour notice, no showings from this time of the day to that time. Remember that there is a lot of inventory out there right now. Agents sometimes call on the day of showing to set up an appointment. So if your property required 1 day notice, you are not going to be shown. We cannot help you sell your home if we cannot show it.

If the agent recommend that the carpet be steam cleaned and the rooms be decluttered, you may really need to do this. You would be surprised that there are those who refuse and even downright argue that steam cleaning would not help. Stanley Steemer and Carpet Dry Clean are my favorites in the area when it comes to cleaning the carpet.

Ask your agent for an updated CMA to check your current pricing. Both sellers and agents were overly optimistic with this years Spring and Summer prices, after the Triangle was rated the #1 Place in Technology in the country. Despite the looming news ahead of the real estate market conditions, not many people really anticipated the impact it would have in the Triangle market, considering the strong relocation coming into the area. So we either sit there or do nothing or adjust and see what areas we can improve to get your home sold.

Make the home squeaky clean (and I mean squeaky, yes it can be done and people can tell!), refresh the paint, steam clean or replace the carpet. This area has a lot of new construction so if you have a resale, you would be in fact, competing with them.

Before you sell your home, make sure all is ready for showing and it is at it's "tip top" condition. Get an inspector so there will be no surprises. Make it easy to show. Go ahead and fix that leak and touch up the walls with paint. First impressions are lasting and even if you note that work is in progress, buyers usually dont want to go back unless you are just in one of those hot locations and your is the only one or one of a few on the market.

So do it right the first time. If you are thinking to get your home sold, get it all ready for the buying public's perusal. Those that sell it quickly are those who do it right the first time.
