July 2010 Real Estate Market Update on the Rockland County River Towns

The rivertowns are a collection of small towns and villages situated on the western banks of the Hudson River. July 2010 YTD vs. July 2009 YTD - Single Family Homes

New inventory (the number of homes going on the market) increased 11% (173 YTD 2010 vs. 156 YTD 2009). The number of sales increased 61% (45 YTD 2010 vs. 28 YTD 2009).  The average sales price of homes that have sold decreased 6.8% to $546,929. Overall, the average sales price for single family homes that have sold in Rockland County (inclusive of the river villages) was $444,175, up 0.7% over the same period last year.

July 2010 YTD vs. July 2009 YTD - Condos (Including Townhomes and Co-ops)

New inventory (the number of condos going on the market) decreased 6% (65 YTD 2010 vs. 69 YTD 2009). The number of sales decreased 4% (24 YTD 2010 vs. 25 YTD 2009). The average sales price of condos that have sold increased 10% to $508,563. Overall, the average sales price for condos that have sold in Rockland County (inclusive of the river villages) was $271,205, down 4.7% over the same period last year.
