I'm not sure if you are discouraged with my efforts or simply making a statement. I am not able to get someone to pay more for your home than what they feel it is worth. Buyers will pass up your listing and move on if the price is not right. Many will look in the area for the most competitive home, see them first, then work up to higher priced homes. If they find a home in the budget they like there is no need to fight negotiations on something else.

As far as spending for ads out of the area I think all we are going to do is attract buyers for the other listings in the area. I have your home featured in national sites as well as local. I have made calls to your community, office and hospitals. I have contacted all the agents with homes similar to yours in the area and sent them your listing information. I have taken video, photos and blogged about the home. It's on social media sites and my personal sites.

SO very true...I still get calls that my seller wants to over price their home so a "wealthy Californian"  will come and buy it!  LOL    If it is over priced it is overpriced...

That is a phenomenon in my neck of the woods too. Clients want me to advertise in the Toronto area, thinking that people there have more brains than money, and will just want to come down here and pay more than the house down the street is selling for.

We have the same problem here in Peterborough as Malcolm mentioned.  Something about the Toronto buyer that sellers are thinking they have the money to spend on an overpriced listing.

As Deborah has mentioned, if it is over priced it's overpriced.
