New Bank of America Pilot Program: Cooperative Short Sale, Have You Heard of It?

This program is new to me so I wanted to find out if anyone has either had a client participate in this "cooperative short sale program or if anyone has at least heard of it.

Earlier today I received a call from Bank of America saying they had "really great news" regarding one of the properties I have in set up in  their equator system. The customer service rep said they have a new exciting program that my client, the seller, qualifies for.

This new pilot program is being called a "Co-operative Short sale."  If my seller agrees to the participate in this fantastic program we can close by the end of next week and at closing, she (seller) will receive $3000.

Seller will also receive a letter of debt forgiveness,  will not have to sign a note, the second will get what they are asking for, all terms remain as they are and no new appraisal is necessary. (The last appraisal was done in July).

The buyers agent thinks perhaps they are trying to close by the end of the month so his clients receive the First Time Home Buyers Tax Credit they were hoping for? But I don't know, what do you think?

Although this does sound like the most awesome program, it is Bank of America I am talking about so I still have my doubts about the sincerity of it all.

So I am wondering if this program is all it appears to be, a happy ending to a short sale that, by the way, I have been working on since 8/12/09, or is it some kind of hoax by B o fA to get my buyer to agree to, well frankly I don't know what exactly. I won't receive a copy of the letter explaining the program until my client agrees to participate. Hmmm.

I may be starting a short sale with BofA soon, I'd love to get more details on this. Do you have more information to share, why your seller qualifies for it, etc.? Thanks

I have not heard of this program with them. Post again if you find out more details. I would say if it exists, very few will be approved for it.

Julie ~ I just received the call from B of A regarding this a few hours ago and was not able to get more information. But, as soon as I do, I will keep everyone posted.

B of A is trying to speed up the short slae process and move things a long more smoothly on the loans where they are the decision makers. they are not always the decision makers so it can not always happen. It depends on the investor.

I do hope it's something positive for the real estate market, but as you said, it IS Bank of America. Only time will tell.

Marcy ~ B of A does seem to be making changes to help get these short sales closed. I hope they will continue to do so until this mess is completely over.

Russel ~ So true, time will tell if this pilot program will help with closing short sales.

I have a client who just received a phone call from Bank of America saying that she is eligible for this program.  Coincidentally, we just listed five days ago, we have an offer, but have not yet submitted the offer because she is putting the finishing touches on the hardship letter.  I am also curious to know if this is for real.  I called the toll free number, and the first thing it said was that they were debt collectors, and that any information would be used to collect the debt.  This did not inspire confidence, but I suppose they have to disclose.  Let me know if you hear anything else.  Good luck!

Hi Debi ~ If i were you I would call Bank of America (if you already have authorization) and let them know you have an offer ready to do. If your client decides to participate with this program you might not have to have the hardship letter. I had already had all the documents and offer submitted before they called to let me know my client was eligible to do a cooperative short sale but they said I did not have to proved any "updated" satements.

We are scheduled to close next week so this program is legitimate. I have the approval letter with full debt release and borrower is getting a $3000 incentive at closing. I would love to hear how your situation progresses, if possible keep me updated!
