Lot's of people ask me why I'm so bullish on real estate right now. I sing the praises of this period constantly. I think it's great. It's like I've been given an unlimited gas card. Or a lifetime supply of my favorite indulgence!
But, most of my friends are surprised by my feelings. Not surprising given the gloom and doom preached by so many "experts".
First it is was the "Real Estate Bubble" then the "Sub-Prime Shake-up" now the "Credit Crunch", with all the bad press out there, it's a wonder why anyone is buying or selling!
In spite of all the turmoil in the market, people are still buying and selling, and for good reason! Mortgage rates are low, and there are great deals on the market!
There's always someone on the short end of the stick, in the boom times its buyer, in the slow times its sellers. Most of the time, people are both buying and selling, so they win one way and lose the other.
The big difference between the "boom times", and now, is that prices aren't rising as fast (or at al for the time being).
I'm not trying to put lip stick on a pig. Think about it, options are wide, with the number of home on the market being so high, and buyers are in the driver seat when it's time to negotiate. Mortgages are still low, around 6.75% for the standard 30 yr fixed rate, making this the best time to time in years!
Now if you're a seller keep in mind, you're probably going to be buying a home as well. You may have to sell for less than you want to, but, remember you're going to buying from someone wearing those same shoes!
When the price of something goes down, we usually buy a lot of it, we stock up. If you knew gas was going up tomorrow, you'd fill up now!
As confidence comes back to the real estate markets, sales volume will rise, and the number of homes on the market will drop, resulting in fewer options, and fewer "bargains".
Now is the best opportunity to buy up, or to start investing in years. I say stock-up on real estate!
Ben, I'm developing the same opinion. Thinking about keeping our current home as a rental and purchasing a new home.
