Sellers ! I did not show your home to my clients because .......

Sellers sometimes list with an agent and do not ask questions about how showings will be scheduled , sometimes they make it difficult to show and sometimes it is the tenants who make it difficult.

When an agent has many homes to choose from when scheduling appointments they first ask the buyers which homes they prefer to see but if the buyer leaves it up to the agent then the agent will schedule appointments that are easy to set up, provided the homes meet all the criteria that the buyer is looking for in their home.

Here are some reasons that I may have not shown your home:

1. I call the telephone number listed for appointments and if there is no answer I leave a message.  If I do not receive a return phone call I do not show your home.

2. If the instructions for appointments requires 24 hours notice and we have someone who wants to see on short notice, we do not show the home.

3.If the home is priced too high compared to other similar homes on the market , we show other homes first and if the buyer likes the community, then we show all homes in there the second time.

4.We email listings to buyers and buyers tell us what they want to see. They may base it on pictures of the house or they may drive by first on their own. If the home shows well from outside and if the pictures are good , there is a better chance that your home will be shown.

5.If the seller has to be there for all appointments and we are showing many homes we may be reluctant to put the home on the list of homes because we never know if we will be running late . We show the home if the buyer wants to see it and then try to put it first on the list.

One BIG item I didn't see on the list, but should be understood by the listing agent is: The price is way out of line to the area. 

That's a non-starter in the buyer's mind.

Good post! Hopefully listing agents set this expectation and explain this with their sellers when listing. In Denver, most sellers are buying so they understand from being on the buying process at the same time. Its common sense but you would be surprised how many of us dont have any! Thanks!

This should be required reading for all sellers.  I emailed for appointments last night starting with the first one at 9:30 today.  I finally called the listing office.  They don't open until 9 am!  Really, are you selling top-line Coach bags on the side?  Get someone to answer the phone.  And, when I called to cancel I ended up with "no one is available to take your call". 

Again, really?  Then, if I were the seller and called as a customer, would I really want to list with you? 

Resounding "NO!"

Congrats on the feature Gita.  Your checklist shot straight to the heart of why so many homes are overlooked and some sellers don't have a clue.  It isn't always their fault for being ill-prepared, but I hope if you've got consumer subscribers, that they are taking heed to this post.

Gita - All great points. I advise my sellers of these issues when deciding how they would like to handle showings. Unfortunately, not all listen. If you make your home difficult to show - it won't get shown!

Many sellers don't realize that we get "walk-ins" and they want to see homes now.  If they want to sell their home they need to make it convenient.

I'd like to add that my clients usually hate going into someone's home if the homeowner is there. It makes them very uncomfortable. I had a seller ask my buyer "You like it?" as we left, recently. I have begun to tell agents and sellers that if the homeowner is home, we will not be seeing their listing. Unless there is nothing else on the market, it isn't worth the hassle to my clients. And there's still a ton on the market here. I'd also like to add that the backyard is so important to most of my buyers. Please put a picture of it into the listing. I hate having to go see or show homes that won't work when a simple photo would tell me if it was possible

I'd also like to add that most of my clients care very much about the back yard. Please put a photo in the listing. I hate having to preview homes and waste my time to find out if the backyard is suitable or not. If there's a photo that shows the backyard is right, that's the first one to get shown. And I can't show everything. At least until we narrow it down to a small area. Often out of town buyers will just see a few homes and then pick. If you want your house to be the one, put in a photo of the back yard!!!

Great post!  No wonder it was featured.  The truth is that homes need to be made available to buyers-- and buyers can be unpredictable with their schedules and when they want to see a home.  Absolutely right about the home looking good in the photo and having great curb appeal -- this will get buyers into the house to tour!!

Tenants can be deal killers, as they do not want to move out and are in jeopardy of being forced to do so.  So they will find every and all negatives to talk about if they are there during the showing.  The stage has to be set up front or a major stigma is being created.
