Sellers and agents take note.  Although there are many other factors when choosing a listing agent, I like these first five.  They make perfect sense, especially when grouped together and presented correctly, like this.

In this tough Real Estate market, you should make sure you are being represented by nothing but the best whether buying or selling a home.  Like in anything, there are great agents and then there are terrible agents.  Here is a guide to help you determine whether your agent is working for you. 

1.  This is probably one of the biggest decisions of your life so you should hear from your agent regularly.  At least once per week so they can keep you informed on what's going on in the market, how many people saw your home, what's the status of your escrow, etc. 

2.  Your agent should not agree with you on every point, in a respectable manner.  They are the expert in this field so they should be educating you, even if it means disagreeing with you.  Although, remember you have the final say.

3.  Your agent should not rely on other agents to market your home and bring you a buyer.  There are many tools available that they should be using to get you the best price in the quickest time.  They should be using at least 10 pictures of your home with colorful descriptions.  If they use a professional photographer, then all the better.  They should also make sure your home is being marketed on the top real estate websites...Zillow, Realtor.com and Trulia. Another venue they should take is advertising in the newspaper and delivering fliers to the local area to promote your home. 

4.  Although you want an agent who is confident enough to voice their opinion, you don't want one who is too pushy and pressuring you to go into a direction you are not comfortable in.  They should not be pressuring to buy a certain house if you said it's not for you. 

5.  A good agent is one who knows that their job does not end on the day you close escrow.  There are many questions that come up, especially the first year in your new home.  I.E.  When are my property taxes due?  Did I over or under pay on my property taxes?  When do I have to renew my homeowners insurance?  Do I have a copy of my final HUD to take to my tax person so they can itemize my write offs?
