Because they are bank owned foreclosure, several important points are listed below.

Property is sold as-is with no warranties. The property is Bank owned and Seller has never resided in and has no knowledge of the property.
NO seller’s disclosure is provided.
All offers must include pre-approval letter from a bona fide direct lender (no brokers and VA and USDA loans excluded from this requirement). All offers must include a copy of the escrow check on verification form provided in the MLS attachments; as well as proof of funds for down payment. Cash buyers must provide proof of total funds.
Buyer’s earnest money will be deposited in Buyer’s Agent escrow account or with a designated Title Attorney/Agent.
Seller does not pay for home warranty or HOA transfer & disclosure fees.
