I have a listing that we have been trying to get sold for some time. The seller is a bit reluctant to listen when I offer suggestions and feedback, but as the listing is getting tired, I suggested he at least consider the advice of a stager.

I have a friend that is a qualified stager and Realtor and brought her over to the house. She did her analysis, sent it over and I forwarded it to the seller. Finally, after reviewing the report and a long discussion of the feedback we have been receiving we withdrew the house and had some changes made to the interior. In advance of posting the listing, I am at least offering up some of the changes for comments from my peers.

We de-cluttered and depersonalized the living room, removed the old carpet and refinished the hardwood under the carpeting.

For the dining room, wallpaper was removed, extra furniture taken out, carpeting stripped and flooring refinished.

This house has a first floor master suite. the carpets were removed and floors refinshed; walls were de-cluttered and painted

Second floor master suite, some serious de-cluttering, carpeting again removed and floors refinished.

Entry Hallway had very old wallpaper removed, entire area repainted, and completely stripped and refinished the stair case.

We will be putting this back on the market shortly and hoping that somebody sees the value in the home and it's most desirable location and catches a deal.

Wowsie! WOW WOW!!  They did a great job!  I will be excited to hear how fast it sells now.  Staging makes all the difference.

Your seller should be thrilled with the results Ed! And to think that beautiful wood floor was hidden underneath that carpet! Well done!

Always a good thing to use some good old common sense.

Mona, you are very expressive. The floors came out real well except for a couple of areas whee the family dog had taken some liberties.

Wanda, he knew they should have been in good shape, just a little reluctant to get the work done, but the end results are an incredible difference.

Barbara, hopefully, the house is in one of the best locations in town, and has a lot of good things going for it, but there still are a few areas that need attention and he will opt to negotiate for those.

Ken, isn't that the truth. This was better than I had hoped.

Ed, Looks a world better! The house looks charming. Was it difficult to get your sellers to spend the money? Good luck!

Linda, the money wasn't a problem here at all, it was just the mindset to just sell it, but not everybody wants to see that type of expense up front. Thanks for stopping.

Hi Ed: What a transformation! Wow.  In my opinion it is almost a bit too sparse - maybe add a picture over the fireplace and in the bedroom.
