I have recently helped a client prepare his house for sale.   Before the renovations and staging, the realtors told him that he would be lucky to get $350,000 for it.  Not only did he implement all of my recommendations, he actually did more - he built a room in the basement and then we furnished it to make it a playroom/TV room.

I used mostly his furniture, added some inexpensive furnishings from Ikea for the playroom in the basement, changed and added light fixtures, had the house repainted, decluttered and cleaned, changed handles and towel holders, and accesorized with new towels and bed cover. 

It made a BIG difference, as the house sold in less than 3 weeks and for over $80,000 more than the initial estimate!  Here is what the client had to say:

Yeah, I remember when I first got into the business being asked if I took a % of the sale.  No, I said sadly, there's no real way to measure it.  And still sadly, there still isn't - generally speaking.

Thanx guys...Is there a way for us to charge a %, do you think?  That would be nice....But, I guess if a house doesn't sell, the client could ask for a refund?  LOL.  maybe staying with an hourly rate is better.

Kathleen, thanx for the compliment - this is the basement playroom after the renovations.  Is there was NOTHING there (just bare cement walls and floor and not even a light!) - I didn't take any pictures from BEFORE...too bad.

That just goes to show that when a Realtor asks for something to be done the Seller hesitates. Now have a Professional Home Stager ask for the same cooperation, and Voila!!! See what a difference a Day(or so) Makes!!! My mini motto!!!  Like making a silk purse out of a Sow's ear, Like my Gran used to say!!!
