Marketing your Bucks County Home for Sale Online – How it looks is as important as where it is!

When talking with clients looking to sell a home in Bucks County,  I make it a point to tell them all the places their home will appear online.  It’s impressive to run down the numerous websites where their Bucks County home will appear.  Most of it is syndicated, which means that once I put it in the MLS, it will automatically feed to the big websites:  Realtor.com, trulia.com, zillow,com, google base, etc.  Prudential Fox & Roach will also syndicate it to many sites, most with an upgraded or “featured” account.  I syndicate it from my single property websites to several additional sites.  I also then publish it to my personal blogs.

Truth is, if you list your home with me, your home will be featured all over the web.

I’m in no way downplaying the importance of flooding the web with your listing.  Buyers are online.  They need to find your home online or they won’t buy it (duh!).  The greater a web presence, the greater number of Buyers you will reach.  It’s important.

Really important.

Just as important is what your house looks like when that Buyer finds it online. Over the years, I’ve written several posts about the importance of photos when selling a house in Bucks County.  If you haven’t read those posts, you can read my most recent one about why Bad MLS photos aren’t funny.

I like to say selling your home in Bucks County is all about pictures and pricing.

However, there are also some other aspects of your listing that have to look nice.  What does the description of your home look like?  Is it verbiage that will call a Buyer to your home, or just a list of the rooms in the home?  Are there words misspelled?  Is the grammar and punctuation correct?  Does it look like whoever wrote it has, at the minimum, a high school education? 

If you list your home with me, you’ll not only receive the photos that rock, but a pretty decent write-up that I take the time to craft with your Buyer in mind.  I'm also an ex-English teacher.  While that doesn't mean I won't ever misspell or make an error, the chances are pretty good that I'll find and correct them if I do.   

Your listing will look beautiful, not only the photos, but the write-up as well!
