Before You Refinance, Call Your Favorite Realtor!

Yesterday I got a call from one of my favorite clients.  He purchased a home about two years ago and had decided to refinance at a lower mortgage rate.   Before he signed the final papers this morning, he wanted to ask me a couple of questions.

The first thing I asked him to do was to email me the HUD-1, which it the form that lays out all of the money - where it comes from and where it goes.

Right off the bat, I noticed two bright red flags waving in the breeze.

The title company's fee was more than twice what is customary for this area - about $550 higher.

Also, instead of reissuing his two year old title insurance policy, they were trying to sell him a brand new one for way more money.

So I had him call the lender and insist that they work it out with the title company that they were insisting that he use.  After two rounds of back and forth,  price for the fees and title insurance got adjusted, at a savings of $1585.92!

After settlement, you should feel free to call on your agent for help in this kind of situation.  I think that with refinances, some of the title companies that get the bank referrals take advantage of the fact that you probably won't have an agent at your elbow when you sign the papers.

Favorite Buyer and I have a date for dinner at a very nice restaurant for Sunday night!

P.S.  If you are in the DC area and can't reach your agent, I'd be happy to look over your HUD-1 before you sign any refinance closing papers.

It must have been a sizable loan for that much of a price difference.  As for the re-issue of a previous Lender's Title policy, its my understanding that most of the title insurance companies no longer allow re-issues to existing Lender's Title polices.  At least in GA, the title insurance industry went through several changes a year or so ago.  Charges are now much more standardized here.

Pat, it's astounding how many clients don't contact their Realtor before refinancing.

The mother of one of my best clients got duped by a mortgage officer at a well-known bank in our metro area three years ago.  She is now in her late eighties and she was talked into an interest-only adjustable rate refinance by the nice young man whom she spoke with.  My client just found out that mom has not paid off any principal in the past 32 months and she paid exorbitant closing fees in the process.

A required title company? Most lenders let the client pick the company. I know I do and I send a form with the application asking what title company they want to use. If they don't have one I will help with some choices.

Interesting. It would have never occurred to me to call a RE agent to look over the HUD-1 for a refinance. Seems like a good idea for some folks.

I couldn't do a HUD...wow.....but I do promote that I will pull comps to help someone with a tax appeal or a refinance. I just helped a neighbor realize they were so buried in their loan after previous refis that they were at least $100,000 underwater. If the house wouldn't appraise (and it won't), they would be out over $700 in the fees. When they asked the mortgage broker to waive the fees if the house didn't appraise, he abruptly stopped calling.

Pat I guess the title company adopted the military policy of "don't ask, don't tell."  It's all about the money and not helping people. What a shame and your client was very fortunate to have made the call to you.

The other point Pat is that you must be doing something right for the client have have you be the first to come to mind when he/she thought "I wonder who I trust that I can ask this about?".

Pat, as a lender I feel we also have a responsibility to check on the other services being provided.  I had a realtor refer me to a "friend" for title services for her client.  Their fees were about 800 bucks higher than any of the companies I had used recently, but they included a "FREE" home warranty.  As we all know Free isn't always free.  The realtor had no idea the costs weren't competitive.  We ended up using the company she referred but at a much reduced rate! 

It's good when we all work together for the best for our clients!
