Who invited YOU to our home inspection?

This is a great post about a very important day in the home-buying process.  The inspection can be nerve-wracking for both buyer and seller, but it is the buyer's day!  After the buyer receives the complete inspection report and requests specific repairs -- that's the time for the seller to respond.

For sellers and listing agents who disagree ....  I have seen sellers create problems for themselves by trying too hard to explain problems with their homes, problems that may not have concerned the inspector or the buyer until they saw how much it concerned the seller.  Just go to a movie or have a nice lunch.  The buyer will communicate the results of the inspection in due course.

Home inspectionsThe home inspection is a home buyer's opportunity to have a frank and open dialog with their home inspector about the findings of the home inspection.  The sellers and/or their agent should make themselves scarce and not to be present during this conversation. 

I understand some sellers feel they can explain away something that an inspector may have called out in the inspection and that's fine.  Station yourself somewhere else in the house to be available should the need arise.

I encourage my sellers to leave the home during their buyer's home inspection.  I think it feels pretty violating to have someone poking around your house and your nerves might get the best of you. I also explain that this is really the buyer's time.

Twice in the last couple months I've had the seller's agents show up and make themselves comfortable as the inspector was set to go over the inspection with my buyers.  Both times I asked my buyers if they were ok with the seller's agent being present.  One set of buyers were...the others were not. 

So, in that one instance, I respectfully asked the seller's agent to leave.  This particular agent seemed dazed and confused by my request and felt that she had every right to be present.

I explained to her that my buyers would put together a written request for repairs and that this was MY  BUYERS time and she should allow them some privacy so they will not feel intimidated to ask any questions they may have.

The home inspection is your party Mr./Ms. Buyer and it really should be by invitation only.

Have you ever noticed at the end of the inspection (if the seller's agent and sellers are still around)that  they tend to nonchalantly wander over to where the inspector is giving a quick summary to his/her clients?They just don't understand that it's none of their business until the buyer decides it is.
