Dave, great list, and I can't think of anything to add. So important for homeowners to know this information because there are options and they can short sale without it being a burden to do so.
Dave your list sums it up quite nicely. So many are stuck in FEAR. Paralyzed by the thought of "how did this happen to us". Most homeowners I talk with qualified for their homes with full documentation loans and they did nothing wrong. They are just simply drowning and see no way out.

Great list Dave. I've also encountered the "everything is allright" mentality because the lender has been "working" on their loan modification for 3-4 months or they're situation is identical to the neighbors and the lender cut the neighbors payment in half (so they are told by the neighbor)

Peggy - yes! So many homeowners did nothing wrong and can't believe how they got into this mess.
Jeffrey - Great! I will add your insight to the list. The banks lull the borrower into a false sense of "everything is all right" and people latch onto bravado from friends and neighbors.
