When Buying A Home, Get a C.L.U.E.

When purchasing a home, whether it is a foreclosure or a "regular" sale, it can be very important to be aware of the insurance claims that have been brought against the property.  This information can make a big difference in whether or not the home is a viable alternative for a buyer.  There are two primary reasons that insurance claims brought against a property can make a difference to a prospective buyer:

1)  If there have been many claims against a particular property, the house may be deemed as difficult and/or expensive to ensure in the future.  As a result, a buyer could find it difficult to obtain property insurance at a reasonable rate for their new home.
2)  Significant insurance claims that have not been adequately addressed (i.e. water damage), could cause massive problems later on for the new home owner.

Insurance claim history can be found in what is called a C.L.U.E. (Comprehensive Loss Underwriting Exchange) Report which can be ordered by the owner of a property at
PersonalReports.LexisNexis.com. (Formerly known has Choice Trust) The report is available for a nominal fee.  When selling your home, if you have not had any significant claims on your property in the past five years, it is to your advantage to proactively provide this information to prospective buyers.  When purchasing a home, you can write in a request to review the C.L.U.E. report as a condition of your purchase.


Now, more than ever, when buying a home, it is important to get a C.L.U.E.

IN NC there is an Insurance Contingency form that can be attached to the Offer to Purchase...I ALWAYS attach it.  The Buyer has 10 days or so after the offer is accepted (you fill in the date) to check on getting insurance and the price on their own...they pull the CLUE report and advise if there has been any problems in the past.  But, some things may be grandfathered in and just because it wasn't a problem for the owner, doesn't mean that things have not changed and could be a problem for the BUYER going forward.  GREAT POST!

I'm wondering how the CLUE database handles resales for homes that were built or remodeled with Chinese Drywall and then went through remediation to make the homes habitable. 

Thousands of homes fall into this category.

What is the process that you use?  Do you give the website to your buyers and have them order it?  Do you order and pay for it?  If there are issues with a property, how do you address them?  The repair request?

Good post! This is very important in our market here in Denver. You'd be surprised how often we catch a seller "omitting" items on the Sellers Property Disclosure that show up on the CLUE. 

(Sigh), Yet another benefit of having representation as a buyer when you purchase a property. Add this to the list.

My area must be like Jirius (#44).  Our buyers order their insurance themselves and their insurance company must pull up the C.L.U.E. report as I have never seen one in all the years I've been in real estate. 

And the only insurance issues that have ever come up in all those years was a 3rd floor condo that was located in a flood zone where they waived the flood insurance requirement and another single family home where the flood plain was redone literally a few days before we accepted an offer and no one was made aware of the new situation.  That info was pulled up by the buyer's mortgage company.  Started a whole new line of negotiations but thankfully the transaction closed.

CLUE reports was brought up in CE class I was taking a couple of months ago.  Sounds like a great idea, but I haven't seen anyone in our area request one from a seller yet.
