The other day I wrote a blog piece about the automatic woes that accrue to listing agents when we let our clients dictate how to sell their house. Here it is if you want to refresh your memory. Click here.
My recent client had beat me up so badly with his demands and criticisms that I was very glad when he called and said he wanted to relist with someone else. I wasn't glad, though, when he gave me his litany of why I had been unable to sell it.
I wasn't because every last one of his complaints he specifically caused. In fact, I said, "Wanna see the emails we exchanged? I have every one of them in my file. I recommend you say no because you'll be embarrassed."
In this particular case, every feedback from every showing was the same -- "the house is dated and is over-priced for the market."
The new agent posted the listing today on MLS. I couldn't resist peeking. She had raised the price by $20,000! Ta da! If everyone who looked at it before thought it was seriously outdated and seriously overpriced, what will the feed back be now? In fact, will it even be shown? After all, all of the agents have access to both the "before" and the "after."
So I assume the homeowner is now controlling the new agent. I can't wait to see how this real estate soap opera turns out. I'll let you know. Meanwhile, I wish them well.
