HOW THE NEW LISTING AGENT'S APPROACHING THE PROBLEM

The other day I wrote a blog piece about the automatic woes that accrue to listing agents when we let our clients dictate how to sell their house.  Here it is if you want to refresh your memory. Click here. 

My recent client had beat me up so badly with his demands and criticisms that I was very glad when he called and said he wanted to relist with someone else.  I wasn't glad, though, when he gave me his litany of why I had been unable to sell it. 

I wasn't because every last one of his complaints he specifically caused.  In fact, I said, "Wanna see the emails we exchanged?  I have every one of them in my file. I recommend you say no because you'll be embarrassed."

In this particular case, every feedback from every showing was the same -- "the house is dated and is over-priced for the market."

The new agent posted the listing today on MLS.  I couldn't resist peeking.  She had raised the price by $20,000!  Ta da!  If everyone who looked at it before thought it was seriously outdated and seriously overpriced, what will the feed back be now?  In fact, will it even be shown?  After all, all of the agents have access to both the "before" and the "after."

So I assume the homeowner is now controlling the new agent.  I can't wait to see how this real estate soap opera turns out.  I'll let you know.  Meanwhile, I wish them well.

Hi Bill... I have seen this scenario before.  Be glad that you are out of it... the situation never gets prettier when the new agent takes the seller's price recommendation over the what the market data indicates.  It's a ticking time bomb.

Bill-You are so much better off letting it go.  Some people will never listen to reason.  Overprice homes will not sell so don't waste your time or money.

Steve and Diane, I know you're both right.  And I was praying I would be able to get rid of this nightmare.  I had taken the listing because the people are friends, and they insisted.  I knew before we started it would be eventually overrun with problems.

I'm just blowing off steam.  Thanks for listening and sending your good, logical thoughts.

Bill ~ I think I was just 'handled' by one of my sellers this weekend. Had a decent offer on day #22 on the market and today it became a 'no deal'. I think half of this was due to my client's stubbornness...the other half because I allowed him to control how I conducted business. Trying to break this cycle...but it's taking time.
