It seems to me that many Realtors have forgotten what hard work and hustle is all about. It's true that we are always trying to work smarter and not harder, but in a buyer's market the business ins't necessarily looking for you.  Sometimes you have to go out and look for them.

Sellers want to know that you are going to be actively and agressively marketing their property.  Buyers want to know that your goign to work hard to find the house that perfect for them as well as make your schedule flexible to meet their busy lives.  Everybody wants to know they have the person who works the hardest on their behalf.

In our market it is amazing how many properties expire under the so called top ten of our market.  These agents made their name in the boom and now in the bust they sit there twiddling their thumbs thinking it's all goign to keep going their way.  Markets don't work like that.  Reputation is all we have.  Those who serve their customers the best will be tomorrows top ten.

Likewise, it's important to tell your Seller's "hey, I'm marketing your property, but realize we've got LOTS of competition in the marketplace." I've got Seller's that say, drop the price and let's move it, and I have others that can't drop their price but want to know why it's not selling...well....duh......if you won't budge on your price, and there are other comparable properties in the same building, or close by....where do you think the buyers are going to go!!!

I'm having to get creative in my marketing efforts with some 7000 condos on the market in the InTown market of Atlanta! Scary!!!

Thom,  Your right that sometimes you have to talk straight to your sellers about the reality of the market and their price.  Even better is to know that the house is unsellable at the price they need for it and refuse to take the listing under those terms.  I'm certainly not awash in listings but I've had to walk away from two sellers.  One owed too much to sell, the other stubbornly refused to lower his price.

I'm the type of guy that likes to help everybody, but if I'm going to hussle my rear and spend my money, then it's my responsibility to know when a listing is not a good investment for me.

Very well said! I saw one agent that was working 15 homes when they first got their license a couple years ago. But, now that they have run out of friends and family, they haven't had sales in months. But, they still advertise that they sold 10 homes in one month. Great, that was 3 years ago, what have you done this year? 3 all year?
