The Benefit of a Home Warranty ~ For Both Buyer and Seller!

Whether you are buying or selling a home, the benefit of a home warranty will definitely outweigh the cost. A home warranty will provide either repair or replacement of many of a homes essential appliances or systems once the home is sold.

A seller offering a home warranty to potential buyers will have a definite edge over homes that do not offer one. A home warranty provides the buyer a sense of security knowing if something were to breakdown after the close of escrow, they will be covered. It also will provide you as the seller the comfort in knowing there will be less chance of a liability of non-disclosure after the sale.

Home buyers, when searching for your dream home, be sure and ask if the seller is offering a home warranty. If not, work with your Realtor® and ask for one as part of your contract.

There are many different companies offering home warranty protection. There may be slight differences in the items that are covered or additional riders that can be purchased for items like pools and spas. Be sure and speak to your Realtor® as a buyer or seller to see what plan is best in your situation. There are general items that will be covered with most plans:

  • Air Conditioning
  • Dishwashers
  • Stove/oven
  • Furnace/heating
  • Water heater
  • Doorbells
  • Garbage disposals
  • Ceiling fans
  • Plumbing stoppages
  • Pressure regulators
  • Electrical systems
  • Exhaust fans
  • Telephone wiring

As you can see from this list, any one of these things with a problem after the close of escrow can cause concern financially and disappointment. By offering or purchasing a home warranty at the time of closing, a surprise breakage is not as much of a stress as it would be without one.

A home is one of the biggest investments a person makes in their lifetime. For a minimum cost of as little as $300-$500, a home warranty will help protect that investment by providing protection from costly repairs while keeping your savings account intact! It also provides a sense of security for both sellers and buyers. Knowing that after time, things do break or not operate properly and with that normal wear and tear, these items are covered.

I would recommend them for houses 5 years or older; newer homes, not so much.

Most of the new construction homes will offer a warranty with the sale of the property to the first owner. After that, even if it has been constructed within the last 5 years, if the warranty does not transfer, I would suggest getting a home warranty. I actually think older homes have better construction than homes they are building today.
