It seems like whatever budget my buyer clients bring me, I can always find them something wonderful. It also seems like it's as easy to find a great house at $350,000 as it is to find one at $2 million.
While I work with buyers across all price ranges, it's often the most fun to find a great house for a first timer on a tight budget. Since I've attracted a lot of these buyers over the years, I've always kept track of those neighborhoods that have terrific properties. And I've found several near the University of Maryland.
Hyattsville Hills is a sweet little area that was developed between about 1920 and 1940.
It has a lot of utterly charming craftsman bungalows.
It also has a lot of brick, what I call "Hansel and Gretel Houses". These are cottages that don't have the gingerbread icing, but do have the interesting architecture and charm.
Depending upon the condition of the property, you can find a place in the $300-$400,000 price range that won't need a huge amount of work.
It's also close to the new Arts District that runs along Baltimore Avenue from Mr. Rainier. Here you'll find lots of restuarants, shops and new studios and galleries popping up. And if your tastes run to new construction, there are many just-built town houses.
It's also close to the campus and an easy walk to the Metro.
