Champagne Taste, Beer Budget? Try Hyattsville Hills!

It seems like whatever budget my buyer clients bring me, I can always find them something wonderful.    It also seems like it's as easy to find a great house at $350,000 as it is to find one at $2 million.

While I work with buyers across all price ranges, it's often the most fun to find a great house for a first timer on a tight budget.  Since I've attracted a lot of these buyers over the years, I've always kept track of those neighborhoods that have terrific properties.  And I've found several near the University of Maryland.

Hyattsville Hills is a sweet little area that was developed between about 1920 and 1940.

It has a lot of utterly charming craftsman bungalows.

It also has a lot of brick, what I call "Hansel and Gretel Houses".  These are cottages that don't have the gingerbread icing, but do have the interesting architecture and charm.

Depending upon the condition of the property, you can find a place in the $300-$400,000 price range that won't need a huge amount of work.

It's also close to the new Arts District that runs along Baltimore Avenue from Mr. Rainier.  Here you'll find lots of restuarants, shops and new studios and galleries popping up.  And if your tastes run to new construction, there are many just-built town houses.

It's also close to the campus and an easy walk to the Metro.

Here is a complete list of homes that are for Sale in Hyattsville Hills as of today.

Hi Pat, In my estimation, this sort of a post serves more value to your clients than just listings. People need to understand the communities better and this is a wonderful way of differenciating them. I really like this idea and if expanded could really be a benefit, for consumers to better understand the variety of markets area as well as when to look for homes. Well done and great example for others to follow more closely. I am suggesting this post.

Pat, what a great localism post, very well done. I always enjoy working with first timers on a tight budget as well, perhaps it's the challenge, but it's fun. Amy would appreciate this post too as she went to Maryland and knows the area very well.

That top picture reminds me very much of a good friend's home who used to live in the district.  I did a double take when I saw it.

Pat - Hyattsvaille offers great value from what I can see, and frm what I recall years ago from living in College Park when attending the University of Maryland. You must enjoy stepping outside the confines of DC from time to time. There are so many cool areas nearby.

Hmmm .... amazing how much Hyattsville looks like parts of Lodi.  Same craftman, same bricks and same street skyline .... gosh maybe that's because it's also build in the 1920 to 1940 time periods.  Once again I am reminded how much unites us, rather than what divides us.  Great looking community (what else could I say, after that!)  Thanks Pat .....

Hyattsville Hills sounds like a great community, and you present it well. Hope potential buyers find your post and give you a call. This might just be the right place.

I'm a sucker for gingerbread but are you sure there is no icing?  Seems like the icing is living in a charming community for a reasonable price.  I'll take that first house - do you know a realtor I could talk to? ;)

I also love the Hansel and Gretel appeal of brick homes with gingerbread but I think most men don't care for all the extra decoration.
