The Van Buren County Whitetail Wizardry property is a killer of a 400 acre whitetail hunting property for sale in Van Buren County, Iowa! Named for it's magical ability to hold and grow giant whitetail that the region is famous for, it's environment is uniquely comprised of nearly every kind of whitetail habitat available in Southern Iowa. Currently owned as in a family trust, the members are selling the long time family farm that lies on the Missouri border, presenting a unique opportunity to easily hunt the morning in Iowa, and if permission is gained on the bordering farms to the South, be hunting in Missouri by lunchtime on a short fourwheeler ride or by walking just down the creek! Aside from a fantastic environmental layout, the farm boasts other recreational opportunities through it's breathtaking 36+ acres consisting of a gorgeous small lake by the cabin and two other small timber ponds! An extensive trail system rolls through much of the properties 204 acres of tax free timber and the 144 acres of CRP that brings an average of $81.53 of income per acre to the property for a total yearly income of $11,824.11 annually. Property taxes total $1800 yearly. Rural water and electricity run not only to the cabin on the North side of the property, but also further into the propety on the SW corner of the lake for an even more secluded setting for fulfilling your whitetail trophy hunting dreams. Several acres of already established food plots dot the property with designated sanctuary non-hunting areas. The family has traditionally hunted the farms themselves for most of their entire lives and have truly enjoyed managing the farm year in and year out as a unique get-a-way for all involved during all seasons. This property also is a perfect candidate for enrollment in LandAndGame.com's exclusive Advanced Habitat System! This spectacular property contains such an amazing composition of habitat, that we at LandAndGame are offering an exclusive 1 year habitat management program with the purchase of this farm that is included with the sale price! No additional fees apply and the offer is only good by purchasing the property through one of our team members at LandAndGame! It was just to get something done to my rainmaker status that disappeared.  I disabled comments because it was no big deal, just a hoop I had to jump through so Active Rain would reset my account basically.  Steven is one of the major contributors and I think works for active rain, he was awesome answering some of my questions about how my outside blog worked and how to use it best.  He's a great resource!
