Real Estate Market Report - 2008/2009/2010 Comparisons for Westcliff Subdivision, Fort Worth, TX

An ActiveRain networking friend of mine is a real estate broker in Loudoun County Virginia (bet you AR junkies can guess who I'm referring to - duh!) and she recently did a Market Report that focused more on volume than prices.  I thought this report was particularly instructive of and insightful about how the current real estate market has taken shape.  Please check out the following stats and see if you think so too!

FYI: Westcliff Subdivision is on the west side Fort Worth and is just minutes from downtown.   The convenient location also means Westcliff is close to dining, shopping, Texas Christian University (TCU), the Cultural District Museums, the University of North Texas Health Science Center, and major highways (I-30 and I-35).

2008 SOLD - 66 properties SOLD

  • Low price - $89,000
  • High price - $1,139,000
  • Average price - $238,870

 2009 SOLD - 68 properties SOLD

  • Low price - $68,000
  • High price - $850,000
  • Average price - $244,533 

2010 SOLD - 61 properties SOLD

  • Low price - $ 86,100
  • High price - $ 1,100,000
  • Average price - $251,955

 

OBTW: I went back 1 year from yesterday (9/25/10) for 2010 figures, one year before that for 2009, and so on.
