The Treasure Valley Market has been somewhat of an anomaly lately.  It's left sellers with their heads spinning.  And Buyers, well I think at times all of us are wondering where they are.  The market was described most accurately to me by a broker who said "80% of our market is overpriced, the other 20% is selling extremely fast and we're seeing multiple offers."

Now if you've been on the market in Ada or Canyon county for 90, 180, or and even longer number of days you might not believe that.  The truth is the average days on market was 54 last quarter.  That was around 30 days less than the average days on market in the height of 2005.  In the end what I'm seeing is price cures all ills.

A price reduction may be harder to swallow than cough syrup right now but the fact is if you're not generating offers and you have to sell you will make more money by lowering your price faster than trailing the market just slightly behind the market.  If you're always a little behind the market, hang on you're not going to meet up again until it decides to rebound.
