You have worked really hard convincing your seller you are the best possible person to sell their home. You did something to impress your seller and the sign is on the property. Congratulations! Now it is time to sell the property! What is your game plan?

I would assume the next step will be to place the home on the local Multiple Listing Service. Perhaps it is your first time placing a property on the MLS. Your local association should have some great tutorials on how to get started. I am sure a fellow agent or your broker would be more than happy to assist you.

Maybe you have done it a hundred times before, you are an old pro and don't need to be told how to do your job. Then I guess you can stop reading at this point.

But if you want to know an insider tip on how to get maximum exposure on your listing, listen up. We are going back to basics here.

  • Accurate Information ~ I came across a listing the other day with the incorrect property address. Seriously?
  • Pictures ~ The one picture you "borrowed" from the last time the property was on the market does not cut it. More buyers are looking for homes on the Internet than ever before. Have some crappy pictures up there and see how many times it gets looked over. Have numerous photos and make sure they represent the property.
  • Know the property ~ You can not sell something you know nothing about. This information will help sell the property! Believe it or not, people actually DO read the information on the MLS. What do you mean you don't know if the property has air conditioning? Or if the project is FHA approved? Do the appliances convey? You don't remember if the property had carpet or hardwood floors?
  • Status ~ Each MLS service has different status categories and meanings. Make sure the status is accurate in the MLS. If you have an offer on a short sale that has been submitted to the bank and awaiting approval, the correct status here in San Diego would be Contingent. The property is no longer active at this point. Once it has closed, you have a certain number of days to change it! DO IT! It is not that difficult.
  • Showing Instructions~ Buyers really do want to see the houses before purchasing. Make sure the showing instructions are clear. If the seller wants 24 hour notice, let us know. Don't put "Leave message and go" if that is not really what the seller has instructed you. I got to a house the other day with this specific showing instruction, buyers in tow. We had left a message, did not hear back and went after seeing another property. When we arrived the seller said "I specifically told my agent we needed two hours notice, my baby is sleeping and I can't have you in".
  • Lock Box Information ~ Accurate lock box information is "key" in showing a property. If you have cleverly placed the lockbox on the meter on the side of the house, please let me know so I can find it quickly and easily and do not look like chicken who has lost their head. If it is a combo box, please provide the code in the MLS. If I have to call you for the code and you never return my call, I can not help you sell the house!

These are just some basic tips to help you sell this listing! Each one of these items has prevented me from showing a home to a potential buyer in the last few weeks.

You have taken the listing with a promise to your seller that you will put your best foot forward to sell their property. They have put their faith in your abilities, don't let them down! This goes for REO listings as well!

101 means basic info or introductory info, right?  I am surprised how many listings have been on the market for 30 days or more and have NO pictures.  I understand 1 day, but 30, 60......180 days with NO Pic's?  What a dis-service to the client.

How about not putting directions in the MLS.  "See Mapquest", is not a set of directions.  The reason for MLS is to promote the listing and make it easy to find. Our MLS requires we have to put the status in within 24 hours.  Such as, if a short sale has an offer, is a contract  pending but without acceptance yet and so on.  We have a way to report it if it is under contract and it is not listed that way.  Nothing is more embarrasing than to show a property that is really not available.

An MLS listing with incorrect info? That never happens here in NJ. Ha, right. I think if you should be fined by the MLS if you don't at least put one photo of the property. Nothing like missed opportunities because I can't even see it. Thanks for a very good guide to the proper steps to entering a listing into the MLS.

Stephanie ~ I think many Realtors have gotten complacent with MLS and often forget who the main targeted audience should be. Most would think that buyers would be the main target, but I believe that our fellow Realtors should be the main priority. MLS exists so we can be more effective at selling real estate...we do that by selling each others listings...we do that through the info found in MLS. When I populate a listing on MLS, I'm trying to sell to the agent. If you've done everything correctly and worked to sell the agent, then the information pulled to sites for buyers will be that much more effective. If an agent wants me to sell their listing...my request is they arm me with accurate and complete information!

Any agent who doesn't take the time to insure that their listing has accurate information is doing their client a huge disservice and, really, just not doing their job.

Don't even get me started on agents who don't have pictures on their listings right from day one......

Chris ~ I agree, I do believe there are some agents that have become too comfortable with what they have always done. Or perhaps not checking an assistants work. We are selling to each other. In order to bring people in, we must provide accurate, worthy information.

Craig ~ It really is a disservice to the seller when an agent does not do everything they can to get the property sold.

Okay, Stephanie, I really do have to correct you on a couple of points.  Why in the he$$ do you expect a call back from me as the listing agent to give you a code that I could've put into MLS?  I'm fuzzy on that.  And, what's wrong with you that you can't walk the ENTIRE property to find where I hid my lockbox?  Just because the 4 foot tall weeds with all the bugs have grown around it and hidden it, doesn't mean you shouldn't have found it!!

Personally, I think you're the lazy agent and should've known it's a short sale and we already have offers into the bank, you shoudl just know that!!!

I think you are far too picky and critical to think that a real estate agent who has spent time and money to become an agent would possibly want to "look" professional.  

And, I hope you know that my comments were all "tongue-in-cheek."

I recommended for featured, but I'm afraid that the lazy agents who should see this aren't signed up for activerain.
