Lake Orion Michigan- Sale Prices Up 4 Months In a Row!

Normally hearing that year to date median sale prices are down 3.4% wouldn't be good new. But when you consider Lake Orion Michigan/Orion Township Michigan prices have been plummeting since 2005, a slight decrease in prices truly is good news.

Even better news is the median sale price has been up over the previous year the last 4 months in a row. And the extraordinary news is the total sales volume is up from last year.

Are we on a recovery in Lake Orion Michigan? It's hard to say right now; only time will tell if this is a trend. The reduction of both bank owned homes and the major reduction of inventory could certainly contribute to a stabilization of prices. The increase of both unit sales and total volume is also encouraging.

The rest of the country should follow your areas lead. Tampa was doing well until June hit and a lot of new homes closed because of the tax credit. Sales prices went way up then came down in August and we were back to business as usual. Sales price swing of $20,000. Hopefully, the rest of the year will remain steady.

I didn't personally have any sales because of the tax credit. Here in Michigan our unemployment is still high- I'm just hoping we've hit bottom. In 2009 the total sales volume for Lake Orion was $62,744,360. 2003 it was more than double that- $136,725,000. Hopefully Tampa and the rest of the country are on a rebound.

That is great news about Lake Orion. I hope the rest of SE Michigan pulls out of this slump and starts moving upward.

In July, we (Oakland County) were still at 13.5% unemployment, and Macomb was 15.3%.

Jason- Oxford and Clarkston are doing better. They will be tomorrows posts. When you combine unemployment with underemployment it still really sucks. Maybe prices can't get much lower until we hit free. I closed on a house recently for $53K that was in excellent condition except it needed a well, in Lake Orion. The previous time it sold was for over $150K and the last sellers had put in new windows, paint and carpet. Great for buyers. Not so good for sellers.
