Buyer Beware of the New Fall Roof

New Roof is often a selling feature

Buyers need to be aware that new roof installations in the fall may fail to seal if proper installation methods for cold weather installation were omitted.

An excerpt from a roof shingle installation manual, "Shingles installed in Fall or Winter may not seal until the following Spring.  If the shingles are damaged by winds before sealing or are not exposed to adequate surface temperatures, or if the self-sealant gets dirty, the shingles may never seal.  Failure to seal under these circumstances results from the nature of self-sealing shingles and is not a manufacturing defect."

Are you sure the New Fall Roof is properly sealed? 

Shingle tab adhesive may be required to achieve a seal.   Note: Excessive tab adhesive may cause bistering of the shingle.
