Cabezon Real Estate Stats

Here are some Cabezon Real Estate Stats for August 2010. Cabezon is a master planned community in southern Rio Rancho.

Total Sales: 15
High Sale: $335,000
Low Sale: $162,500
Average Sales Price: $217,167
Median Sales Price: $211,005
Average Days on the Market: 115 days

Distressed properties, foreclosure houses and short sale houses, made up a whopping 40% of the closed home sales in Cabezon during August. Currently there are 44 homes for sale in Cabezon. 5 are bank owned homes and 9 are short sales. That means that 30% of the Cabezon houses for sale are distressed properties. This has had a definite effect on the average sales price which declined from $234,419 in August 2009 to $217,167 in August 2010. The average sales price has declined from $106 per square foot to $90 per square foot during that same time frame.
