In California, the market has shifted drastically in the last 18 months. Time was, put a sign in the yard, have multiple offers before getting back to the office! Well, no more. Now it's taking months for a home to sell, with constant marketing, virtual tours, open houses, brokers opens, ads, farming, the list goes on ad infinitum.

I'm not trying to steal ideas here...just looking for an open forum of diversity. How are you dealing with this changing market? Do you find that traffic at open houses has changed? Are buyers/sellers more or less loyal? Have you changed your marketing? What has been your best and worst successes?

I've also seen alot of agents leaving the business, and even more strange, large brokers folding up and smaller, less heard of offices opening up. Do you think the public has had enough of the "top dog" broker houses and are now looking for smaller ones who (even in perception) offer better service?

The best idea is to blog your firm and your listings here on Active Rain and as many sites, preferably those that are FREE! with the utmost care and attention to quality and details. Here in South Florida, there are many real estate agents and firms competing for the same buyers and sellers! I'm sure that it's not much different than in CA.

 We have the BIG Real Estate Companies, Coldwall Baker, ERA, C-21, KW, EWM, Keys, Prudential, etc... None of these BIG guys seem to be folding up, yet! This market will weed out the part-timers and those with little commitment and roots to and in the business and it will eventually get rid of those seeking "the quick buck".

Look around the Internet and try to emulate what the successful agents and companies re doing.

Just do it better and be unique!
