Home Sales Slide Down While Inventory Of Homes For Sale Rises In Prince William County
Home sales were roaring in September, 2009, while the first time buyer $8,000 tax credit sent buyers flocking onto the market.
In September, 2009, there were 606 SOLD homes in the month, leaving an ACTIVE inventory of just 54 homes for sale.
Fast forward to September, 2010, and you'll see 384 homes SOLD, and 1158 homes are ACTIVE inventory for sale on the market.
At the current rate of sales, we now have 90 days of inventory for sale.
What does this mean to YOU?
If you are a SELLER, you need to put your best foot forward. De-clutter your home, clean and trim the shrub and flower beds around the house, make your home look like a model home.
MOST IMPORTANT, you must price your home at the low end of recent sales in the market so you can BEAT YOUR COMPETITION.

When buyers sit down to structure a contract with their Realtor, they'll see exactly what you saw. So the price is no secret to the buyers.
Oh, and when you put your home on the market, avoid pricing your home too high, then tell your Realtor, "We can always come down". Your home will accumulate too many days on the market.
