Another nursery has disappeared and Encinitas, after much debate and controversy, as one would expect, approved a new development by Shea Homes at 1657 Vulcan Avenue in Leucadiajust a few hundred yards from the Coastal Highway. The subdivision backs up to Hygeia, and in only 2 blocks (across the railroad tracks along Vulcan) to the ocean - Grandview Beach is the closest.
The new community was approved back in early 2006, and ground breaking is now in progress at the site. Leucadia is a community within Encinitas, at the northern boudnary and borders on Carlsbad. This beach community is known for the surfing history, its funkiness, and a paid-back atmosphere that is appreciated by residents and visitors. It remains a popular destination today due to wonderful beaches, terrific surfing, the overall environment, and the fact that is has not lost the charm for which it is known. Certainly as more and more new homes are built, many of them significantly larger than the typical Leucadia home, the residential feel is changing and the cost of living here continues to rise. The median price in Encinitas as of July 31, 2007 was $865,000. The new subdivision, christened Coral Cove, will feature both attached condominiums and detached single family homes. The plans call for 39 detached homes (called Beach House) ranging in size from 2405 SF up to 2991 SF with 3 to 5 bedrooms and 3 to 4 baths. The condominiums, 30 of them (the Cabanas), will range in size from 1276 SF to 1575 SF with 2 baths; 12 of the condos are set aside for low income buyers. Homes are expected to be ready later 2008. 
Pricing has not been established, or at least not released publicly, and interest lists are being formed. Shea Homes has a good reputation as a builder in San Diego and has a number of developments here, including Messina at La Costa Ridge in the La Costa area of Carlsbad. I will update this as I get more information on pricing and as the construction progresses. |
