The combined inventory for Dane County homes and condos is lower than the levels from last year. As of September 30th, a total of 4,811 Dane County home and condo listings are active on the South Central Wisconsin MLS, compared to 4,927 units on September 30th of 2009.
Home inventory is well above the level from last year. Condo inventory is well below. Keep in mind there is a substantial amount of "shadow inventory" waiting in the wings. Some condo developments are not listing all of their completed units on the MLS. Many would be sellers are holding out for the market to improve before they list. And plenty of lender-owned properties will be making their way onto the MLS soon.
