The Rustic Hills housing market continues to be a NEUTRAL Market, as there is currently a 4.67 month of supply of homes on the market.   A 6 month supply of houses on the market is considered a "NEUTRAL MARKET".   Sales units were up 7% from 2009 to 2008, and pricing was up 2.5 % from 2009 to 2008.    2010 has continued to see an increase in sales units; but pricing has continued to decrease and average price per square footage has also continued to decrease.

There are currently 14 houses for sale in the area; and the pricing ranges from $149,900 to $225,000.

Single Family Homes in Rustic Hills were primarily built from 1964 to 1986, with an average age built in 1970.  The majority of the houses are 2-stories, ranches, tri-levels, bi-levels, 2-3 baths, with 1-2 car attached garages.   Average square footage is between 1,500 and 3,000 square feet.

The area is located in East area Colorado Springs, Powers Blvd and Galley, West to Wooten, North to Palmer Park, West to Murray, North to Constitution, East to Powers, South to Galley.  The school District is District 11 ; and the majority of students go to Henry Grade School, Irivng Junior High and Mitchell High School.   The neighborhood is close to the Academy Shopping Corridor. 

There are several townhome complexes in the area, Five Fountains, Lutheran Village Town Homes, and Sundial Townhomes.   Prices currently range from $40,000 to $185,000.
