Comparing closings for the past 6 months in 2009 and 2010, there has been a decrease in July, August and September.  In October 2009, there were 5 closings.  Looking forward to October, 2010, with four current pendings, and 7 currently under contract, Fieldstone Farms is almost on track to meet, or possibly exceed, the number of closings from October, 2009.   Using the 6 month absorption rate of 8.8, Fieldstone Farms has 6.3 months of inventory.  Going back to the 12 month absorption rate of 8.4, the current months of inventory remains the same.  A healthy market is considered to be 5.5 months.  Fieldstone Farms is not that far off! 

As always, but especially in today's market, homes that are well priced, in excellent condition are still selling.
